Title and Closing Services

Title Insurance:
When you purchase a home, a building, or vacant land you must have a complete investigation made on every aspect of the title to the property. This investigation will reveal the owners of the property as well as any existing encumbrances (mortgages, easements, restrictions, etc.).

Walsh Title & Closing Services, LLC offers two different kinds of title insurance: Lender's Policies and Owner's Policies. If you are acquiring the property with a mortgage, lenders will require that you purchase a Lender's Policy to protect their interest. This policy does not protect you. To protect yourself personally, you will need to purchase an Owner's Policy.

An Owner's Policy protects you against losses that may occur from a defect in your ownership or interest you have in the property. As a title insurer we will defend your interest against any covered claim.

Closing Services:
Walsh Title & Closing Services, LLC wishes to make your closing transaction as stress-free as possible. We will coordinate the closing and have the appropriate parties meet at one of our closing locations.

As a buyer/borrower you will be signing documentation to secure financing for your new home. You will also be providing the closing agent with a cashier's or certified check for the closing costs and the balance of your down payment and closing costs. As a seller you will be signing documentation to transfer title to the new buyers. All parties executing documents are required to bring picture identification (example: driver's license or passport) and a 10 year address history to the closing.

Abstract Services:
In addition to title insurance, we provide a wide variety of abstracting services. Walsh Title & Closing Services, LLC has an experienced abstracting staff that will deliver a timely and accurate property reports. We strive to offer competitive pricing as well as a large service area. We now cover the entire state of Minnesota.
